Brand new dark hardwood flooring on the main floor greets you from the front door. A large great room with high, vaulted ceilings and 2 ceiling fans make the room feel both spacious and welcoming. Books, board games, cards, receiver, CD and DVD player and VCR are available for your enjoyment. The huge floor-to-ceiling windows facing the lake are spectacular with plenty of seating to enjoy the breath-taking lake view! Large dining room table plus kitchen island seating.
The kitchen has all amenities including cook-top, toaster, oven, refrigerator, dishwasher, microwave and coffee maker.
The cottage has 4 bedrooms, all with ceiling fans. Three bedrooms are located upstairs including the master with an ensuite bathroom. The second bedroom has a double bed, the third bedroom has bunk beds and the fourth bedroom has a double bed with a built-in flat screen TV plus DVD player. There is an additional full bathroom upstairs.
The street side of the home has a circular driveway with plenty of parking. The lake side of the home has a door and a patio door that lead you to a very large cedar deck to enjoy the outside view. There is a propane BBQ with plenty of seating to enjoy your dinner outside.
The property is flat and has a patio stone deck at the water’s edge with a ladder to easily slip into the lake. The lake has a sandy bottom off the patio and is about 3 feet deep. There is lots of room on the patio to enjoy the sun, with an excellent westerly view for the beautiful sunsets!
There are 2 docks, a smaller one and a larger ‘L’ shaped dock that extends out into the water. There is a canoe and pedal boat so you can enjoy the water.
There is an outdoor fire pit by the water to roast marshmallows into the evening. An added bonus is that we do not get black flies!

On Balsam Lake there are 3 marinas, 2 located in Rosedale. Balsam Lake Provincial Park is located on the north part of the lake along with the town of Coboconk at its most northern tip. Balsam Lake has the highest altitude of the Trent-Severn Waterway where many lakes are connected by a series of locks. It is a favourite stop amongst boaters due to its large size and good swimming.
Fenelon Falls (12 km) is a tourist town surrounded by water as it is located between Cameron Lake and Sturgeon Lake. It has a marina with restaurants by the falls and locks, and is a popular place to get ice cream and watch the boats pass through.
In town there is a Sobeys, Tim Hortons, Subway, several restaurants, various retail shops, a Beer Store and LCBO.
Lindsay is the next closest town (20 min) and is much larger than Fenelon Falls. It has many restaurants, a small indoor shopping mall called Lindsay Square, 4 Tim Hortons, Loblaws, Valumart, Staples, Dollarama, McDonalds, Wendy’s, a Beer Store, and LCBO.
